Motilal Nagar Redevelopment Project Gets Momentum

The redevelopment project of MHADA’s Motilal Nagar 1, 2, and 3 colonies in Goregaon (West) gained momentum today with the signing of an agreement between the Maharashtra Housing and Area Development Authority (MHADA) and the Adani Group, which has been appointed as the Construction and Development (C&D) agency for implementing the Motilal Nagar redevelopment project.

On this occasion, a presentation of the project plan was made before MHADA’s Vice President and CEO, Mr. Sanjeev Jaiswal. Speaking at the event, he said, “Thanks to the visionary leadership of Chief Minister Mr. Devendra Fadnavis and Deputy Chief Minister and Housing Minister Mr. Eknath Shinde, this project has found new hope and direction. The long-cherished dream of the residents of Motilal Nagar is now taking a concrete shape. We aim to make this the finest redevelopment project in the country, ensuring transparency, quality, and social commitment through MHADA’s implementation.”

He further added, “This dream of redevelopment will no longer remain on paper—it is becoming a reality. Through this project, MHADA is taking a crucial step toward providing residents with modern, secure, and well-equipped homes.”

Considering the extent of the Motilal Nagar MHADA colony spread over 142 acres, this is the largest redevelopment project in the country to be implemented through the Construction and Development model. A key highlight of this project is the free rehabilitation of residents in ultra-modern 1,600 sq. ft. apartments. Through this redevelopment, MHADA will receive 397,100 sq. m. of constructed area from the developer. This will significantly boost MHADA’s housing stock in the near future.

MHADA received government approval to undertake the redevelopment of Motilal Nagar through a construction and development agency. The project has been declared a ‘Special Project’ by the State Government and is being implemented through MHADA’s Mumbai Housing and Area Development Board, as directed by a government resolution. The Bombay High Court also granted MHADA permission to carry out the redevelopment via the Construction & Development model. Accordingly, tenders were invited by MHADA’s Mumbai Board for appointing a C&D agency, and the Adani Group won the bid.

Motilal Nagar 1, 2, and 3 currently comprise 3,700 tenements, and the rehabilitation will be carried out over approximately 584,100 sq. m. area. Additionally, non-resident tenants will be provided with 987 sq. m. of commercial space. The construction of the rehabilitation units is expected to be completed within seven years.

This redevelopment is the largest such project in India and is based on the “15-minute city” concept — where offices, public transport, metro stations, parks, entertainment hubs, schools, and hospitals will all be accessible within 15 minutes from the residences. A five-acre central park will be a key feature of the project. Priority will be given to resident rehabilitation, and excellent traffic and mobility planning is part of the overall design.

To prepare the master plan, the Adani Group enlisted international consultants. The comprehensive master plan has been developed by Mecanoo, a renowned architecture firm based in the Netherlands. The infrastructure planning was done by Buro Happold, a London-based consultancy firm specializing in infrastructure development. The residential buildings under the rehabilitation scheme will also be equipped with solar panels.
